Bowers Realty of California with its sister office in Florida markets properties to Investors. What does this mean to you as an investor? In many cases these properties are in need of a quick sale and in some cases need renovations. Our pool of investors are then given notice of the new property to see if they are interested in buying it before it goes on the retail market.  Investor’s get the added bonuses of not only being able to get the property under market value in some cases but it eliminates the competition from other prospective buyers out there as well.  Florida comes into play for investors who may want to diversify their investment properties and expand out to a different state where the property values are less, however the Cap Rates are better. We believe in giving our investors a wide range of options to choose from in two very diverse markets is what sets us apart from other agencies.

Fix 'n Flip

California ranks amongst the hottest real estate markets in the nation. Renters are increasing at a rapid pace with no end in sight. California has seen a shortage of entry level homes in the $400,000-$500,000 price range for first time buyers due to increase prices and low inventory. First time home buyers are left with two options continue to rent or buy something that is not their first choice like a condo just to get into the housing market. Investors are looking for the pocket listings where they can get a property without competing against other buyers, flip the property and then put it back on the market as “turn key.” Many home buyers would prefer a “turn key,” home because after purchasing their new home they will likely not have the out of pocket money to spend for renovations. Investors are seeking out areas where revitalization and development are in its infancy stages.

TND ~ Traditional Neighborhood Development

Traditional neighborhoods or TND’s combine a blended development of various housing types and land uses in a defined area. There are examples where development has created mini towns around a variety of housing options providing residents the option of walking. biking, or driving to places within their neighborhoods. Community parks, plazas, squares and centers are also an added feature to TND’s enhancing the communities identity and value. Public and private spaces have equal importance creating a balanced community that serves a wide range of home and business owners.

Developing Neighborhoods

California is an expanding melting pot where once dormant neighborhoods are now experiencing development and revitalization. City and County officials recognize that affordable housing is lacking in California. Investors now can look for developing neighborhoods and lots large enough to put a granny flat or junior companion unit inside a single family home due to loosening regulations.  For example Barrio Logan located in south central San Diego with the added appeal of minutes from downtown has emerged as an upcoming hub in San Diego taking on a vibe of art galleries, walk ability and where some of the best restaurants now call this developing area home.

Fringe Area

To date Millennials are the largest section of current and future home buyers desperately trying to get into California's housing market. Millennials are intrigued and trending towards mixed use communities where housing is interspersed with shops, restaurants, breweries and service business. Walkability is highly prized and many future home buyers are taking proximity of the once prized serenity of the suburbs. This is a great opportunities for investors looking at communities still affordable for investments that were once down on their luck and lack luster to come roaring back with revitalization and redevelopment opportunities.
